There’s many reasons that roofing companies, in general, do not provide roof repair services.  Repairs for other contractors’ poor workmanship, or an aging roof, opens a roofing company to responsibility that they may not be comfortable taking on unless they can address the roof in its entirety.

Shingle Roofs are typically warrantied to last 25 to 30 years.  However, in Florida, the harsh UV rays, rough winds and elements that come from frequent storms and rainy seasons can often lead to roofs failing closer to 15-20 years of age.

THEREFORE, Insurance Companies, adjustors, inspectors — they have resigned the risk, to giving no more immediate thought to you or the health of your property’s roof.  If your roof is older than 10 years of age, their blanket policy is to recommend replacing your shingle roof between 10-15 years of age.

This is where the new laws in Florida come into play.  Specifically, insurance companies blanket denying roofs younger than 15 years of age, is now illegal and works in your favor!  Don’t let anyone tell you your roof needs replaced BEFORE it shows signs of end of life, or BEFORE it is leaking!

According to 2023 Florida Statutes Chapter 627.7011 (5) (b):

An insurer may not refuse to issue or refuse to renew a homeowner’s policy insuring a residential structure with a roof that is less than 15 years old solely because of the age of the roof.
